Meet Oliver Dunstan from Rose & Jones

For those who may not be aware, what is a buyer’s agent? 

A buyer’s agent is a real estate professional that exclusively acts on behalf of the purchaser in a transaction. Our role is to source and secure property on behalf of our buying clients, and act in their best interests. We are exclusively retained and paid by our clients, and do not accept or take fees from selling agents or vendors when transacting, ensuring no conflict of interest.


What can a buyer's agent offer to people who are looking to purchase property? What benefits can people gain from engaging you?

There are a few key benefits to engaging an experienced, reputable buyer’s agent when purchasing a home or investment property. We work diligently to expose our clients to the entirety of the market by considering on market opportunities in the form of listed properties, but also working closely with selling agents to identify, target and uncover pre- and off-market opportunities that our buyers otherwise may not have known about. We inspect and shortlist potentially suitable properties on our client’s behalf, saving them time, effort and emotion by only showing them properties that meet their criteria and are worth considering. When a suitable property has been identified, we carry out and handle all relevant due diligence measures, ensuring our clients have the utmost certainty and confidence around the property they are considering and what the value of any home or investment is prior to any negotiations. We then represent their interests when attempting to secure the desired property, negotiating with the agent to secure any property for the best possible price and terms, and carrying the transaction through to settlement.

How long have you worked as a buyer’s agent or in the real estate industry? 

I have been in the real estate industry for over 10 years, and with Rose & Jones for nine of those, including six as a buyer’s agent. 


What areas do you cover? 

Our Gold Coast office covers the Gold Coast and Northern NSW regions down to Ballina, and our Head Office covers the core markets of Sydney. We offer exclusive Buyers Agency services as well as Property Management and have been operational for 25 years as the longest standing Buyers Agency in Australia. 


What do you enjoy most about helping people to buy property? 

The enjoyment and fulfilment, for me, comes from helping clients navigate through what is likely the single biggest purchase they will make or have made in their life, regardless of budget, and celebrating what is typically a very emotional result when we secure a property on their behalf. The property market has been, and still is, heavily geared towards the vendor in any transaction, so representing our clients and ensuring they are protected is something I am very proud of. We are a service-based industry, so going above and beyond for each and every client is what our company prides itself on, and why most buyers who engage our services don’t buy property without us again. 


In your opinion, what does the Tweed Coast region offer to buyers? What do you like about the region? 

Growing up on the Gold Coast and now residing in the Tweed with my young family, we love being within proximity of the hustle and bustle of the Gold Coast whilst also being positioned in the naturally beautiful regions of Northern NSW and having access to amazing coastal and hinterland locations. Beaches and surf breaks are a little less crowded, and there won’t be the same medium and high-rise developments as we see on the Gold Coast, meaning the charming coastal village atmosphere will be preserved whilst still offering high end amenity and services for people of all ages. In a lot of areas, buyers can find more bang for their buck in the Tweed region compared to comparable areas on the Gold Coast and down in the buoyant market of the Byron shire.


What does a day in Kingscliff, Casuarina and/or Cabarita look like for you? 

I would definitely be starting my day with a surf or beach walk at either Fingal Head or Cabarita, followed by a coffee or smoothie at Nectar café. If lunch was on the cards, I couldn’t look past a trip to Farm and Co. for a farm to plate lunch with a stop at either Earth Beer Company brewery or Husk Distillery for a drink or two! The Kingscliff Beach promenade is amazing for an afternoon walk with our little boy, and sometimes there is live music and other events on which are great to sit and enjoy. 


What's your view on the current market in Kingscliff, Casuarina and Cabarita?

It’s an exciting time for Northern NSW, and the property market has and will continue to benefit from the population growth and infrastructure improvements in the area. As a Tweed resident myself, I am quite bullish on the coming decade with regards to market conditions and growth potential. Supply and demand imbalance will continue to put pressure on prices. As Brisbane and the Gold Coast continue to grow at a rapid pace, there is a large segment of the market seeking a more relaxed coastal atmosphere and lifestyle who are being drawn to these areas as they still offer efficient access to fantastic amenity. The same can be said for buyers coming from areas like Sydney and Melbourne, who have strong budgets and are looking for the right mix of lifestyle and economic opportunities. The well-publicised Tweed Valley Hospital will do wonders for the region, and over the border, the gentrification and development of the Coolangatta region will have trickle down effects into the Tweed and Northern NSW markets.
